Project Overview

Completed and adopted in 2008, the Greater Palm River Area Community Plan is intended to be an extension and refinement of the County’s Comprehensive Plan.  The Comprehensive Plan is general in nature and provides guidance on issues county-wide. The Greater Palm River Area Community Plan, and all other community plans, is more detailed in nature and intended to provide specific recommendations on issues raised by local stakeholders.

The Plan was developed through an extensive citizen participation program and discusses the special and unique characteristics of Greater Palm River, examines the issues and opportunities facing the area, provides strategies for solutions, and portrays a shared vision for the future. 

On September 8, 2022, the Board of County Commissioners requested staff to update the Greater Palm River Area Community Plan.

Two (2) hybrid community open houses were held on November 15, 2022, at 6 pm at Emanuel P. Johnson Recreation Center and November 19, 2022, at 10 am at Winston Park Boys & Girls Club.

The open  houses provided information regarding the Greater Palm River Community Plan Update and to obtain feedback from the community,

Planning Commission Staff started monthly office hours in the community. On January 25, 2023, staff was at the Greater Palm River Point CDC from 9 am to 4 pm. We welcomed members of the community to come and chat one-on-one with staff about any questions they had about the community plan update process or how to get involved. 

The Greater Palm River Community Plan Advisory Committee (CPAC) met at the Palm River Point CDC Office at 7454 Palm River Road on Wednesday January 25, 2023 at 6 pm.

FAQ

A: The Board of County Commissioners requested staff update the Greater Palm River Area Community Plan on September 8, 2022.

A: The Greater Palm River Area Community Plan boundary which is the area south of State Road 60/Adamo Drive, west of US Highway 301 to McKay Bay, and north of the boundary of the adopted Riverview Community Plan boundary, south of Madison Avenue/Progress Boulevard.

A: This project will result in an update to Greater Palm River Area Community Plan and potentially result in amendments to the Hillsborough County Comprehensive Plan.

Any additional recommendations to other policy documents, such as the Land Development Code, will be presented to the Board of County Commissioners for consideration. Any final policy changes are at the discretion of the Board of County Commissioners.

A: The update is scheduled for completion in approximately Fall/Winter of 2024.
