Hillsborough County is growing fast, and with growth comes opportunity. By 2050, our community could welcome 350,000 new residents and 100,000 new jobs. That means more homes, schools, parks, and roads to support the people who make this place special.
To prepare for the future, the Hillsborough County Board of County Commissioners has asked the Planning Commission to study two areas just beyond the current Urban Service Area: Little Manatee South and the Interstate 4 (I-4) Corridor. These areas are already feeling development pressure and are expected to grow in the coming decades, making them important places to plan thoughtfully today.
The Urban Expansion Area (UEA) Planning Study will look at what types of development make sense in each area, what roads and services might be needed, and how to preserve parks, natural lands, and community character along the way. Most importantly, the study will invite residents to share what matters most to them because planning our future includes your voice.
It’s important to note this is a planning study, not an expansion. No zoning changes or development approvals are being made, and your property’s zoning will remain the same during this process.
